All requests are reviewed before approval.

Community Rules & Regulations:
The Sammamish Beach Club follows established Bylaws and Covenants, Conditions, and Restrictions (CC&Rs) to maintain the character and safety of our lakeside community. Members and real estate agents can review these documents by logging into the website.
HOA Annual Dues:
Annual HOA dues are currently $700 per household, due by January 15th each year. These funds support the maintenance of our beach, park, tennis & sport courts and shared spaces, as well as community events, new resident welcome gifts, liability insurance, professional services and website upkeep.
Member Amenities:
HOA Members enjoy exclusive access to our private beach, playground, and sports courts. Non-resident guests are welcome when accompanied by a resident. Members are also invited to annual events like the Spring Egg Hunt, July 4th Parade & Celebration, Annual Volleyball Tournament and Holiday Lights Events.
Access to Courts, Beach & Seasonal Restroom:
Our private beach park, tennis and pickleball courts are for Sammamish Beach Club residents and their guests only. New homeowners should receive court keys from the previous owner or may request one for $50 by contacting the HOA Board via the website.
Home Improvement & Landscape Changes:
Exterior renovations, additions, or landscaping changes must be reviewed by the Architectural Review Committee (ARC). Submit an Architectural Review Request through the website before starting any project.
The ARC ensures changes align with the community’s aesthetic and that any updates affecting neighbors are communicated appropriately. Requests require at least 48 hours for review.
Tree Removal Guidelines:
While the HOA does not have tree removal restrictions, if your project may impact neighbors' shade or views, it’s courteous to notify them in advance.
The City of Sammamish may require a permit for removing large or "Heritage Trees." Check city regulations for specific requirements at City of Sammamish Heritage Trees.
Mailbox Maintenance & Key Replacement:
Homeowners are responsible for maintaining and replacing individual mailbox locks and keys. For repairs, please contact a locksmith.
The HOA manages the mailbox structures. If your mailbox unit is damaged or vandalized, report it to the HOA with details about the incident.
For additional questions, please visit our website or contact the HOA board directly.
